At Inline Home Inspections LLC., We know that buying, selling, or maintaining a home comes with a lot of questions. That’s why we’ve put together this FAQ section-to help you feel informed, prepared, and confident every step of the way. These are some of the most common questions we receive from from our clients, and our answers are here to save you time and give you peace of mind before you schedule your inspection.

Before the Inspection

The home inspection fee is typically covered by the buyer and ranges from $500-$600 depending on the square footage. In the last year or two we’ve been seeing a lot of seller getting inspections done so there aren’t surprises to the buyer and it’s a bonus to the buyer showing the great condition the home is in. This payment is due at the time of the inspection and is not factored into closing costs or home financin. Additional services such as Radon inspection, sewer scope, water quality, Thermo Imaging, mold inspection, and more may not be added. The final cost will be finalized upon scheduling the inspection. The inspection results are the ownership the purchaser, but they can be shared with the real estate agents and the seller during negotiations if the purchaser chooses too.

Following the acceptance of an offer and the signing of a home purchase contract, an immediate home inspection is scheduled. Requests for inspections can be submitted through email, text message, phone call, or website request. We are available to discuss the property and potential concerns to assist in determining the necessary services. Additionally, we can provide an exact quote at this time and schedule a review session. Once the inspection is recorded in our system, all parties involved are notified, and the buyer is provided with a link to sign agreements and make payments. Checks can also be submitted prior to the commencement of the inspection.

During the Inspection

We always suggest that home buyers (and their agents) stay for the review at the end of the inspection, but they don’t have to stay the whole time. Our inspectors are happy to walk the property, point out any issues that were found, and answer any questions you may have. If you’d like to get there a bit earlier, that’s totally cool too. If you can’t make it because of where you live or your schedule, we’d be happy to set up a video call or phone call later. Just let us know! Oh, and the seller and/or their agent might be there too.

On average, a home inspection takes between 3 and 4 hours to complete for a typical-sized home. However, the inspection time may vary depending on the size, age, and condition of the property, as well as any additional services that may be requested. Inspection reports are generally delivered on the same day.

Your inspection report is designed to make things easier for everyone involved. Builders love clear and organized requests, and our reports make it super simple to let them know what needs attention. You can share the whole report with the builder or use the summary section to highlight the most important things. For new construction homes, we’ve organized the findings to tell the difference between big problems and minor cosmetic issues. If you need help understanding the report or showing the builder what you want, just let us know! We’re here to help.

Following a home inspection, there are no mandatory repairs or replacements required. Nevertheless, our comprehensive home inspection reports meticulously identify the most critical findings, prioritizing safety as the primary concern. Ultimately, the buyer’s decision lies in determining the necessary repairs or replacements to request from the seller. We strongly advise seeking the assistance of your experienced real estate agent to facilitate negotiations and clarify contractual details.

A home inspection report can seem a bit daunting at first. Even a newer home might have over 50 things noted by the inspector. Remember, homes are full of things that can break or need to be replaced, like appliances and fixtures. But not all of these things are major issues or expensive repairs. Talking to your inspector about each item, asking questions, and understanding what it means will make your future decisions much easier.
